There are four systems most DFW homeowners choose between, and they are not interchangeable. A solid color 100 percent solids epoxy or polyaspartic is the entry point at $5 to $6.50 per square foot. A full flake broadcast with a polyaspartic topcoat, which is what most people picture when they picture a finished garage floor, runs $6 to $10. A quarter-inch designer flake blend with a double topcoat sits at the top of that band. Metallic epoxy, which is a decorative art floor rather than a utility floor, starts at $12 and goes up with color count.

The per-square-foot rate assumes a sound bare slab. It is not the whole story on a floor that already has something on it or has a moisture problem. Stripping a failed coating adds $1.50 to $3 per square foot because it is grinding labor, not chemistry. A moisture vapor barrier primer adds $1 to $2 and is not optional when the slab tests wet, because a coating over a wet slab will blister regardless of how well it was installed. The single biggest cost in a coating job is surface preparation, and it is also the only part a customer cannot see once the floor is finished. A contractor who acid etches instead of diamond grinding saves several hours of labor and machine wear, and the floor looks identical on day one. It fails somewhere between month six and year two, usually as hot tire pickup where the film releases from the slab and lifts with the tire. Then the next contractor charges you $1.50 to $3 per square foot to grind off what you already paid for. A quote materially below this market's range is buying you that.

Full flake broadcast to refusal, which means flake goes down until the floor will not take any more, not until it looks covered. Scrape and vacuum of the excess. Then the polyaspartic topcoat. A crew that starts in the morning is usually off the property that afternoon, foot traffic that evening, vehicles back the next day.

Measure the floor, not the footprint on the plan. A one-car garage is usually around 240 square feet, a standard two-car around 440, a three-car around 620, and a shop or four-car space around 800. Multiply by the system rate to get a working range, then expect the quote to move within it based on slab condition. A 440 square foot two-car at $6 to $10 gives you $2,640 to $4,400, which is why the all-in number we publish for a typical two-car is $2,200 to $4,500.
