Overview

Concrete sealing protects a slab from water, salt, oil and staining, and it splits into two categories that behave nothing alike. Penetrating sealers, usually silane or siloxane, soak into the concrete and line the pores from the inside, leaving no film and almost no change in appearance. Topical sealers, usually acrylic, urethane or polyaspartic, form a film on the surface that adds gloss, deepens color and blocks stains but can wear, peel or cloud if it is used in the wrong place.

Penetrating sealers: silane and siloxane

A penetrating sealer is a small-molecule liquid that soaks into concrete and chemically bonds inside the capillary pores, creating a water-repellent lining below the surface. Nothing sits on top. The slab looks essentially the way it looked before, just slightly darker while it is curing, and there is no film to wear off, scratch, cloud or peel.

Silanes have the smallest molecule and penetrate deepest, which makes them the right choice for dense, hard-troweled concrete and for slabs that need protection from water and de-icing salt. Siloxanes have a larger molecule and work better in more porous concrete and masonry. Most quality products on the market are blended silane siloxane, which covers both cases.

The important behavior is vapor permeability. A penetrating sealer repels liquid water coming in from the top while still letting water vapor escape from the slab. That is why it is the correct product on exterior concrete, on slabs with no vapor barrier under them, and on any DFW driveway or patio sitting directly on clay that stays wet for weeks after a storm. A film in those locations traps moisture and eventually fails.

  • Invisible finish. No gloss change, no darkening once cured, no film to scuff.
  • Vapor permeable, so the slab can breathe and moisture will not blister the sealer.
  • No slip resistance change, because there is no film on the walking surface.
  • Cannot peel or wear through, since there is nothing on top to wear.
  • Does not block oil or stain the way a film does, and does not stop the concrete from looking like concrete.

Topical film-forming sealers

A topical sealer builds a film on the surface. That film is what produces the wet look on a stamped patio, the gloss on a stained floor, and the stain blocking on a garage or warehouse slab. Three families cover almost all of it. Acrylics are inexpensive, easy to apply, easy to recoat, and the shortest-lived. Urethanes are far harder and more chemical resistant and are the standard for a commercial interior. Polyaspartic topcoats cure fast, resist UV well and are the most durable of the three.

Films have one absolute rule: the slab under them has to be dry and has to stay dry. Moisture driving up through a slab with no vapor barrier will push a film off the concrete, sometimes months later, and the failure looks like white clouding, blushing or flaking. This is the most common sealer failure we get called to fix in DFW, and it is almost always an exterior slab or an older interior slab poured directly on clay.

Use a film when you need appearance or stain blocking indoors, on a stamped or stained surface, or on a garage floor. Use a penetrating sealer when the slab is outdoors, when the moisture condition is unknown, or when you want the concrete to look like concrete.

  • Acrylic: lowest cost, strong color enhancement, wears fastest, recoat every two to three years outdoors in DFW.
  • Urethane: much harder, better abrasion and chemical resistance, the interior commercial standard.
  • Polyaspartic: fast cure, best UV stability of the film group, most durable, highest cost.
  • All films change appearance, usually darkening the concrete and adding sheen from matte to high gloss.
  • All films are slick when wet unless a traction additive is broadcast into the final coat.

Which sealer is correct for your DFW slab

The decision comes down to four questions: is it inside or outside, is there a vapor barrier under it, do you want the appearance to change, and does it need to block stains.

Exterior concrete in Dallas and Fort Worth, meaning driveways, sidewalks, patios and pool decks, usually wants a penetrating silane siloxane. It survives UV because there is no film for UV to break down, it survives freeze and thaw because water is not sitting in the pores waiting to expand, and it will not cloud from below. The exception is decorative exterior concrete, stamped or stained, where the owner wants the wet look. There we use a low-build, UV stable, breathable film and accept a recoat cycle.

Interior slabs are the opposite. Garage floors, warehouse floors, shops and basements generally want a film, because the film is what blocks oil and stains and gives you something you can wipe. If the slab has no vapor barrier and tests high for moisture, we either use a moisture-tolerant primer system or move to a penetrating product and manage expectations. We test before quoting a film on a slab where the barrier is unknown.

  • Driveway, sidewalk, patio on grade: penetrating silane siloxane.
  • Stamped or stained exterior concrete: low-build UV stable breathable film, with traction additive.
  • Pool deck: penetrating sealer plus traction, and lighter colors, since a dark sealed deck gets hot underfoot in a Dallas August.
  • Garage floor: film sealer or a full coating. A penetrating sealer will not stop oil staining.
  • Warehouse slab needing dust control only: densifier plus penetrating sealer, or densify and polish.
  • Interior slab with unknown vapor barrier: moisture test first, always.

Reseal intervals under Texas UV, and slip resistance

Texas sun is hard on film sealers. UV breaks down the resin, thermal cycling works the film against a slab that expands and contracts daily, and DFW gets both in quantity. As a working rule for exterior concrete here, an acrylic film needs recoating every two to three years, a UV stable urethane or polyaspartic goes three to five, and a penetrating silane siloxane holds five to ten years because there is no film for the sun to attack. Interior films last considerably longer, since the driver is traffic and not sunlight.

The honest test is water. Pour a cup on the slab. If it beads, the sealer is working. If it soaks in and darkens the concrete, it is time. That single test is more reliable than any calendar.

Slip resistance is not optional on anything anyone walks on wet. A film sealed surface is slick when wet, and a sealed pool deck or patio without traction is a genuine hazard. We broadcast a fine polymer or aluminum oxide grit into the final coat, which adds texture you can feel but barely see and does not change the color. On pool decks, patios, entries, ramps and any exterior stairs, we include it by default and will tell you if you ask us to leave it out that we would rather not.

How it works

How we seal a concrete floor or slab

  1. STEP 01

    Assess the slab and test for moisture

    We look at the concrete's age, porosity, condition and existing sealer, and on interior slabs where the vapor barrier is unknown we test moisture before quoting any film. An old sealer that is still partly intact has to be identified, because the new product has to be compatible with it or the old one has to come off.

  2. STEP 02

    Clean and prepare the surface

    The slab is cleaned of dirt, oil, efflorescence and any failing sealer, usually by pressure washing outdoors or diamond grinding indoors. Oil spots get degreased and, where they have soaked in, may need a poultice. Sealer applied over contamination does not bond, and that is most sealer failures right there.

  3. STEP 03

    Repair, then let it dry

    Cracks and spalls are repaired and joints are addressed before anything goes down. Then the slab has to be genuinely dry, which after a pressure wash in DFW usually means a day or more depending on humidity. Sealing a damp slab is how you get a cloudy floor.

  4. STEP 04

    Apply the sealer

    Penetrating sealers are flooded on and worked in until the slab stops accepting product, with no puddles left standing. Film sealers go down in thin, even coats, typically two, with the traction additive broadcast into the last one. Thin coats are the rule, because a heavy film traps solvent and clouds.

  5. STEP 05

    Cure and return to service

    Penetrating sealers are usually walkable within hours and take vehicles the next day. Film sealers need longer, typically 24 hours for foot traffic and 48 to 72 for vehicles, and more in cool or humid weather. We give you both dates in writing and we do not shorten them because someone is in a hurry.

How much does concrete sealing cost in Dallas?

Concrete sealing in Dallas runs roughly $1.50 to $4 per square foot installed, depending on the sealer and how much prep the slab needs. Penetrating silane siloxane sealers sit at the low end, around $1.50 to $2.50, and topical film sealers run $2 to $4 including two coats and a traction additive.

Prep drives the price more than the product. Pressure washing, degreasing and crack repair are usually the larger line items.

How often should concrete be resealed in Texas?

In DFW, exterior acrylic film sealers need recoating every two to three years, UV stable urethane or polyaspartic films go three to five years, and penetrating silane siloxane sealers last five to ten because there is no film for the sun to break down. Should I use a penetrating or a topical sealer on my driveway?

Use a penetrating silane siloxane on a DFW driveway. It repels water and salt from inside the pores, survives Texas UV because there is no film to break down, and stays vapor permeable so moisture rising through the slab cannot cloud or blister it. The concrete keeps its natural look.

Topical films on exterior driveways are the most common sealer failure we get called to repair in Dallas and Fort Worth.

Will sealing concrete make it slippery?

A topical film sealer is slippery when wet, but a penetrating sealer changes slip resistance almost not at all because it leaves no film on the surface. Where a film is the right product on a walking surface, we broadcast a fine polymer or aluminum oxide traction additive into the final coat.

On pool decks, patios, entries and exterior stairs, we include traction additive by default rather than as an upgrade.

Can you seal a concrete floor that has no vapor barrier under it?

Yes, but the product has to change. Moisture driving up through a slab with no vapor barrier will push a film sealer off the concrete, which shows up as white clouding or flaking months later. On those slabs we use a vapor permeable penetrating sealer or a moisture-tolerant primer system.

We moisture test any interior slab where the barrier is unknown before quoting a film, which is common on older Dallas and Fort Worth buildings.

Does sealing stop concrete dust in a warehouse?

Sealing alone helps, but a lithium silicate densifier is the product that actually stops concrete dusting. It reacts inside the surface to harden the paste, so the slab stops shedding fine powder under forklift and foot traffic. We then seal over the densified surface for stain resistance.

Densify and seal runs about $1.50 to $3 per square foot and is the lowest-cost durable answer for a DFW warehouse floor.
