Almost every gate that stops working stops for a machinery reason, not a fence reason. The gate is usually fine. The board took a surge, the loop detector lost the loop, a limit switch drifted, the battery is finished, the gearbox stripped, or a photo eye is aimed at nothing. That is our trade. What actually goes wrong with driveway gates in DFW
After more than twenty years of gate calls in this market, the failure list is short and repetitive. Roughly in order of how often we see it:
- Control board failure after a lightning strike or power surge. The most common storm season gate call in North Texas.
- Operator failure. Stripped gearbox, burned motor, failed capacitor, worn drive chain or belt, broken drive nut on a linear arm.
- Limit switch drift. The gate stops short, over-travels into the stop, or slams. Usually mechanical limits that shifted or magnets that moved.
- Safety loop failure. A cut or shorted loop in the pavement, a failed loop detector, or a loop that lost its sealant and took on water.
- Photo eye faults. Misalignment, a dirty or fogged lens, spider webs across the beam, a chewed wire, or a receiver blinded by low afternoon sun.
- Gate off track or dragging. Slide gates that jumped the track, worn or seized rollers, a bent guide, or debris packed into the track.
- Broken hinges, sagging leaves and shifted posts. Clay soil movement and heavy ornamental gates working the hinges loose over a few seasons.
- Dead batteries, in both DC battery backup operators and solar systems where the panel is shaded, dirty or undersized for real use.
- Access control faults. Keypads that lost their programming, telephone entry that lost service, remotes that need re-learning, dead receivers.
- Rodent and insect damage. Fire ants in a control box and rats chewing low voltage wire are both routine calls here.
Operator failure: what fails and what we replace
A gate operator is a motor, a gearbox, a drive mechanism and a control board sitting in a weather box outdoors in Texas. It has a finite life, and how long that life runs comes down to whether the operator was sized correctly for the gate in the first place.
An undersized operator is the root cause we find most often on gates less than five years old. A long ornamental swing leaf loads a motor as hard as a short heavy one, and a residential duty unit put on a shared drive running 60 cycles a day will fail well before its rating suggests. When we replace an operator we size it to the actual gate weight, leaf length and measured daily cycles, not to whatever was mounted there before.

Storm damage: control boards, surges and lightning
North Texas storm season fills our gate schedule. A gate operator sits outdoors with a line voltage feed, a low voltage loop field buried in the pavement and an antenna wire running straight into the board. That is three separate paths for a surge to reach the electronics, and a nearby strike does not have to hit the gate to kill the board.
The symptom is usually total. No response from any input, no lights on the board, or lights but no motor. Sometimes it is partial, where the gate opens but will not close, or the loops stop detecting while everything else still works. We test the transformer, the control board, the loop detectors and the radio receiver separately, because replacing a board when the detector is dead solves nothing and costs money.
When we replace a board we install surge protection at the operator. It is a small line item that pays for itself the first storm season. Gates in this market without it tend to lose a board every few years.
One more thing worth checking after a storm. Surges frequently take out the loop detector or the radio receiver while leaving the main board alive, which produces a gate that behaves almost normally except for one function. If your gate still opens from the keypad but no longer sees a car, or the remotes died while everything else works, that is a symptom of a partial surge and not a coincidence.
Gate off track, rollers and worn hardware
Slide gates fail mechanically more often than they fail electrically. A ground track collects gravel, leaves, mud and seed pods. The gate climbs the debris, a wheel lifts, and the gate either comes off the track or binds hard enough to trip the operator's obstruction sensing and reverse.
Cantilever gates have their own list. The upper roller trucks wear, the mounting hardware loosens from the posts, and the gate starts to sag toward the opening side. A cantilever gate that has dropped even half an inch at the tip will begin dragging on the receiving post and chewing the roller assemblies.
We re-seat and straighten gates, replace ground rollers, v-groove wheels and cantilever roller trucks, replace bent guides and track sections, re-shim and re-plumb posts, and correct the alignment that caused the wear. Putting a gate back on the track without fixing why it left the track just schedules the next call.
Posts, hinges and Blackland Prairie clay
Most of DFW sits on Blackland Prairie clay, which swells when it takes on water and shrinks when it dries out. A gate post set in a shallow, undersized footing sits entirely inside that moving layer and rides it. Over a few wet and dry cycles the post leans, the leaf drops at the latch edge, and the hinges start carrying a load they were never designed to carry.
The symptoms are easy to read once you know them. A swing gate that closed cleanly in March now catches on the pavement in August and swings free again in January. A gate that opens fine in one direction and binds in the other. Hinge pins that squeal, weep rust, or show an oval wear pattern. A latch or stop that has to be forced.
The fix depends on how far it has gone. Sometimes it is new hinges and a re-shim. Sometimes the post has to come out and go back into a footing sized for the gate load and set deep enough to get below the active soil zone, with the gate re-hung to it. We tell you which one you are actually looking at instead of adjusting hinges twice a year forever.
Safety loops, photo eyes and UL 325 faults
The safety system generates more gate complaints than the gate does, because when a safety device faults most operators are designed to fail safe and stop closing. A gate that stays open and refuses to close is very often a loop or a photo eye, not a motor.
Loops are wire cut into the pavement and sealed. The sealant fails, water gets into the saw cut, the loop shorts, and the detector either reads a permanent vehicle or reads nothing at all. Pavement cracking through a loop cuts the wire outright. Photo eyes drift out of alignment, collect dust and webs, get blinded by low sun, or lose a wire to a rodent.
We test loops and detectors with a meter instead of guessing, re-cut and re-seal failed loops, replace loop detectors, align and replace photo eyes, and repair or replace safety edges. Every gate repair we do ends with an entrapment protection test, because a gate that closes on a car or a child is a much larger problem than the one you called about.
Solar gates and battery systems
Solar gate operators are common on DFW acreage entries, where trenching power out to the road costs more than the gate. They work well when they are sized correctly and they fail predictably when they are not.
The batteries are the wear part. Sealed batteries in a hot Texas gate box have a limited service life, and heat shortens it. The warning signs are a gate that slows down, a gate that opens but will not close, a gate that works in the morning and dies by evening, or a gate that runs a few cycles after a sunny day and quits after a cloudy one.
The other half of solar failures are charging problems. A panel shaded by a tree that has grown since installation. A panel filmed over with dust and pollen. A failed charge controller. A system sized for ten cycles a day on a drive that now sees forty. We test panel output, the controller and the battery bank under load, then fix the cause instead of selling you batteries every spring.
Access control that stopped working
Access control fails on its own schedule, usually without anything happening to the gate. A keypad that lost its programming after a power event. Remotes that stopped working after a board was replaced and never got re-learned. A telephone entry unit that lost service when a carrier retired an old network. A radio receiver that quietly died and left every remote on the property useless.

Why won't my automatic gate open?
The most common causes are a failed control board after a power surge, a dead battery in a DC or solar operator, a tripped safety device holding the gate, a drifted limit switch, or a lost signal from a keypad or remote. Diagnosis starts at the power supply and works forward through the board, the limits and the safety circuit.
Why does my gate open but not close?
A gate that opens but refuses to close is almost always a safety device fault rather than a motor problem. Gate operators are built to fail safe, so a shorted safety loop, a failed loop detector, a misaligned photo eye or a damaged safety edge will stop the closing cycle while the opening cycle still works normally. A disabled timer-to-close setting produces the same complaint.
