Around a pool there is a fourth factor. Chlorinated water and salt chlorine generators both attack ordinary coatings, and splash-out puts them on the deck every day. Surface temperature and cool-deck systems

On a 100-degree DFW afternoon, plain concrete in full sun runs 130 to 150 degrees at the surface. That is the single reason people stop using a pool deck in July, and it is fixable.

Three things control how hot a deck feels. The first is color. Light colors reflect solar energy and run measurably cooler than dark ones, and the difference between a sand deck and a charcoal deck standing side by side is immediately obvious to bare feet. This is why we push back when someone wants a dark pool deck. It will look excellent and it will be unusable in summer.

The second is texture. A textured surface makes less continuous contact with the bottom of a foot than a smooth film, so it reads cooler even at similar surface temperature. It also dries faster after splash-out.

The third is the system itself. Cool-deck overlays are cement-based, acrylic-modified toppings applied in a knockdown texture, developed specifically for pool surrounds in hot climates. The cementitious body holds less heat than a solid resin film, the knockdown texture minimizes foot contact, and light integral colors do the rest. On a DFW pool deck in full sun, that combination is the answer.

No coating makes concrete cool in direct Texas sun. What a well-specced deck does is take it from painful to comfortable, which is the difference that matters.

  • Cool-deck overlay systems: cement-based, acrylic-modified, made for hot-climate pool surrounds.

Traction around water

This is where we see the worst work in DFW. A smooth, glossy coating on a pool deck is genuinely dangerous, and it is a common outcome when a garage floor contractor takes an outdoor job and uses the same build.

Wet feet on a slick surface with a pool six inches away is not a design preference, it is a safety issue. We build traction into the system rather than adding it later.

The base layer is a broadcast: graded quartz sand or vinyl flake cast into the wet base coat to create mechanical texture through the whole system rather than a thin gritty film on top that wears off in the traffic paths. On a cool-deck overlay, the knockdown texture itself does this job.

The topcoat then carries an additive. Polymer grit gives a softer feel that is easy on bare feet and still grips. Aluminum oxide gives more aggressive traction and is harder underfoot and harder to sweep clean.

Around water we spec a medium texture almost every time. The balance point is a surface you can cross wet without thinking about it and still lie on a towel comfortably. We put a sample on the ground and have people stand on it wet, because a sample felt with a dry hand tells you nothing.

Chlorine, salt systems and pool chemicals

Pool water lands on the deck constantly. Splash-out, wet feet, backwash and the puddle by the steps mean the coating is in near-permanent low-level chemical contact, and the two chemistries in DFW pools each cause a different problem.

Traditional chlorine is an oxidizer. It bleaches and degrades coatings that are not chemically resistant, showing up first as fading in the splash zone around the steps and along the coping, while the far edge of the deck stays the color you picked.

Salt chlorine generators are more common in newer DFW pools and cause a different issue. The water is not chlorine-free, it produces chlorine from salt, and the deck ends up with salt residue drying on it every day. Salt crystallizing in the pores of unprotected concrete is expansive and causes surface spalling over time. It is also corrosive to some coating chemistries.

An aliphatic polyaspartic topcoat handles both. It resists chlorine oxidation, is not attacked by salt, and does not amber under the UV that comes with any pool deck. This is another reason we do not use clear epoxy outdoors: chlorine and UV together take an epoxy topcoat apart quickly.

We also treat the splash zone as its own detail, running the topcoat fully to the coping edge and sealing that transition, because the joint where deck meets coping is where water gets underneath a coating and starts lifting it.

Coordinating a patio with your interior floor

This is the part most homeowners do not think about until after the patio is done, and by then the chance is gone.

When a back patio is visible through a wall of glass from the living room, or when a covered patio connects to a game room, the two floors are seen together. Coordinating them makes the inside space look larger, because the eye reads the floor as continuing rather than stopping at the door.

The same applies to the garage. A garage floor and the driveway or side patio outside the door are seen in the same glance every time the door is open.

Coordinating does not mean identical. An outdoor deck needs more texture and generally a lighter color than an interior floor, so an exact match is usually the wrong goal. What works is a shared palette: the same flake blend family in a lighter base outside, or the same accent color pulled through in a border. That reads as intentional.

Freeze-thaw and DFW slab movement on a patio

Patios crack. Almost every patio in this metroplex over ten years old has a crack in it, and it is not a construction defect. Blackland Prairie clay swells with spring rain and shrinks in an August drought, and a patio slab pouring across that with no house weight on it moves with the soil.

DFW also runs roughly 30 to 40 freeze-thaw cycles a winter. Water sitting in a crack or under an unsealed coating freezes overnight, expands, and thaws by mid-morning. Repeated thirty times a season, that is what widens cracks and pushes coatings off at the edges.

Our treatment is the same discipline as any exterior slab. Dormant cracks get chased, filled with rigid polymer and ground flush so they disappear under the texture. Active cracks get a flexible polyurea that keeps moving with the slab. Control joints are honored through the coating or filled flexibly, never rigidly bridged. The perimeter gets sealed so water cannot get under the film from the edge.

On a patio, the broadcast texture does something extra: it breaks up the sight line so filled cracks stop registering as lines across the slab. That effect is much stronger on a textured patio than it would be on a smooth one, and it is a good reason not to spec a smooth deck outdoors even setting slip resistance aside.

How it works

How we coat a patio or pool deck

  1. STEP 01

    1. Assess the slab, the drainage and the splash zone

    We look at crack activity, control joints, spalling, previous coatings and how water moves across the deck after rain or splash-out. Around a pool we pay attention to the coping transition and the low spots that hold water, because those are where a coating starts to fail if they are not addressed first.

  2. STEP 02

    2. Moisture testing where the slab warrants it

    Exterior slabs sit directly on soil that holds water for weeks after a wet DFW spring, and a pool deck has water on it daily. Where we see darkening, efflorescence or a previous coating failure, we test moisture vapor emission and spec a vapor barrier primer if the numbers require one.

  3. STEP 03

    3. Shot blast or diamond grind to profile

    Broom-finished exterior concrete needs a more aggressive profile than a garage slab, so we shot blast or grind to a clean CSP 3 or better. Old sealers, cure and seal products, pool deck paint and previous coatings all come off completely. Nothing gets pressure washed and coated over.

  4. STEP 04

    4. Crack, spall and joint treatment

    Cracks are chased open, blown clean and filled, rigid polymer for dormant cracks and flexible polyurea for active ones. Spalls and salt-damaged surface get fast-set repair mortar and are ground flush. Control joints are honored or filled flexibly. The slab perimeter and the coping transition get sealed so water cannot get under the film.

  5. STEP 05

    5. Prime, with a vapor barrier if required

    A primer seals the porosity of the concrete and stops outgassing, which causes pinholing when a slab warms in direct sun during application. If moisture testing called for it, a 100 percent solids epoxy vapor barrier primer goes down first and gets its own cure window before anything else.

  6. STEP 06

    6. Base coat, or cool-deck overlay

    On a coating, the pigmented base goes down and quartz or flake is broadcast into it while wet. On a cool-deck build, a cement-based acrylic-modified overlay is applied and worked to a knockdown texture in a light integral color. This is where the deck gets its color and the bulk of its traction.

  7. STEP 07

    7. Texture, borders and detail work

    Knockdown texture is knocked flat at the right moment for the temperature that day, which on a 100-degree DFW afternoon is a short window. Borders and accent bands are taped and applied. Steps, the coping edge and any sloped section get extra attention because that is where wet traction matters most.

  8. STEP 08

    8. UV-stable aliphatic topcoat with traction additive

    A clear aliphatic polyaspartic topcoat goes down with the grit level you selected blended in. This coat carries the UV stability and the chlorine and salt resistance, and it is why we never use clear epoxy on a pool deck. The topcoat runs fully to the coping edge and the perimeter is sealed.

  9. STEP 09

    9. Cure and return to service

    Foot traffic is fine within a few hours, and we ask you to keep the pool cover and furniture off for a couple of days so the film finishes curing. We schedule around the forecast rather than pouring ahead of a storm, since rain on a curing exterior film causes permanent blushing.
