Outdoor concrete is a harder problem than a garage floor and it is where most coating failures in this market happen. UV stability: the first thing that kills an outdoor coating

Direct Texas sun is the harshest condition an exterior coating faces, and it separates products fast. Resins fall into two families. Aromatic resins, which includes standard epoxy and most aromatic urethanes, have chemical structures that absorb ultraviolet light and break down. Aliphatic resins, which includes polyaspartic and aliphatic polyurethanes, do not.

On an outdoor slab, an aromatic topcoat ambers to a yellow cast, then chalks. Chalking is the surface degrading into a fine powder that dusts off on your shoe. Give an aromatic clear coat two or three DFW summers on a south-facing patio and it will look nothing like the day it was installed.

That is why every exterior topcoat we install is aliphatic. Epoxy can still serve as a body coat or a primer under an exterior system, because it is protected from UV by whatever is over it. It never goes on top outside.

  • Aliphatic polyaspartic topcoat: holds color, does not chalk, standard on every exterior floor we finish.
  • Aromatic epoxy: fine as a base or primer under a UV-stable topcoat, never as the exposed surface outdoors.
  • Color choice matters too. Deep saturated pigments show fade sooner than earth tones and grays, regardless of resin.
  • Any exterior coating that is not aliphatic on the surface will yellow in DFW. That is chemistry, not brand.

Freeze-thaw, and yes, DFW gets it

People assume freeze-thaw is a northern problem. It is not. Dallas-Fort Worth averages roughly 30 to 40 freeze-thaw cycles a year, and what makes them damaging here is that they are shallow and repeated rather than one long hard freeze. Water sits in the pores of the concrete or under a coating, freezes overnight, expands about nine percent, then thaws by mid-morning. Repeat that thirty times a winter.

When the coating is not breathable and moisture gets underneath it, that expansion drives it off the slab. This is why an exterior coating that is only a surface film often fails at the edges and control joints first, where water finds a way in.

Our answer is threefold: seal the perimeter and joints so water does not get under the coating, use a flexible aliphatic system that moves with the slab, and honor rather than bridge the control joints. A rigid coating poured over a control joint outdoors will crack along that joint in the first winter, guaranteed.

DFW also gets the occasional event that is not routine, like the February 2021 freeze. Nothing survives standing ice indefinitely, but a properly detailed exterior system comes through those far better than a sealer or a rigid epoxy.

Slip resistance when wet

This is the difference between an exterior coating job done by someone who works outdoors and one done by a garage floor contractor working outside for the first time.

A smooth clear coating is dangerous outdoors. Wet concrete around a pool, a patio after a storm, or a sloped walkway with a glossy film on it is a genuine hazard, and it is the complaint we hear most from homeowners who had someone else coat a pool deck.

We build traction into the system rather than adding it as an afterthought. On most exterior floors that means a broadcast layer, either flake or graded quartz sand, cast into the base coat to create real mechanical texture. The topcoat then gets a polymer or aluminum oxide grit blended in at a level you have felt on a sample.

The balance matters. Too little texture and the surface is slick when wet. Too much and it hurts bare feet around a pool and holds dirt that will not sweep out. Around water we generally spec a medium texture that is comfortable barefoot and still grips wet, and we always let the customer stand on a sample before it is decided.

  • Broadcast texture in the base coat: flake or graded quartz, the primary traction layer.
  • Grit additive in the topcoat: polymer for a softer feel, aluminum oxide for aggressive grip.
  • Pool decks and wet areas: medium texture, comfortable barefoot, grips wet.
  • Driveways and walkways: can carry more aggressive texture since nobody is barefoot on them.
  • Test the sample with wet feet, not dry hands. That is the condition that matters.

Surface temperature: what a Texas afternoon does underfoot

On a 100-degree DFW afternoon, an exposed concrete slab in full sun can read 130 to 150 degrees at the surface. Barefoot, that is not usable. Around a pool it is the main complaint people have about their deck.

Color is the biggest lever you control. Light colors reflect more solar energy and run measurably cooler than dark ones. A charcoal patio in full sun will be markedly hotter than a sand or light gray patio a few feet away. Anyone selling you a dark exterior coating without telling you that is not doing the job.

Texture helps too. A textured broadcast surface makes less continuous contact with the bottom of a foot than a smooth film does, so it reads cooler even when the actual surface temperature is similar.

For pool decks specifically, there are cool-deck overlay systems built for this: a cement-based acrylic-modified topping applied in a knockdown texture, in light colors, designed to stay cooler than plain concrete. On a pool deck in this climate, that combination of a light color, a textured surface and an overlay system is the difference between a deck people use in July and one they hop across.

  • Light colors run cooler. Sand, light gray, bone and pale tan are the practical picks in full sun.
  • Textured surfaces feel cooler than smooth films at the same temperature.
  • Cool-deck overlays are cement-based, acrylic-modified, knockdown-textured, and specifically made for pool surrounds.
  • Shade structures and the orientation of the slab change this more than any coating can.

Coating over DFW clay and post-tension slabs

Outdoor slabs move more than garage slabs because they are not protected by a conditioned house sitting on top of them. Blackland Prairie clay takes on water in the spring and shrinks hard in an August drought, and driveways and patios ride that movement directly. Control joints exist for exactly this reason: they tell the slab where to crack.

So the joint strategy is not a detail, it is the whole plan. We honor control joints through the coating rather than filling and bridging them, or we fill them with a flexible polyurea joint filler that can move. A rigid coating poured across an active joint will crack along it, and it will do it in the first year.

Active cracks get a flexible filler. Dormant cracks get a rigid patch ground flush. Telling the difference takes looking at the crack edges and the pattern, which is part of the site visit.

The honest limit: a coating is a surface treatment. If a driveway has heaved, settled differentially or cracked structurally because of soil movement or a failing sub-base, coating it hides a moving problem for one season. On slabs like that we tell you the truth about what it will and will not do, and what replacement would involve, rather than taking the coating job.

What we coat outdoors

Every exterior surface follows the same principles and differs in the details of traction, temperature and traffic type. A driveway carries vehicle weight and hot tires. A pool deck is walked on barefoot and takes chlorinated or salt water. A patio needs to look like an extension of the house.

We also color match across surfaces. Coordinating a patio coating with the garage floor inside, or running the same blend from the driveway through to the front walkway, is a straightforward thing to plan when one company is doing all of it.

  • Driveways. Vehicle weight, hot tire contact, direct UV, the most demanding exterior surface.
  • Patios. Appearance-driven, often color coordinated with an interior floor, moderate traction needs.
  • Pool decks. Barefoot traffic, standing water, chlorine or salt exposure, surface temperature is the main concern.
  • Walkways, front porches and entries. Slip resistance on any slope, and the first thing a guest steps on.
  • Back patios and outdoor kitchens. Grease, food and furniture legs, so a tougher topcoat is worth the small upcharge.

How it works

How we coat an exterior slab

  1. STEP 01

    1. Slab assessment and drainage check

    We look at slab condition, crack activity, control joint layout, spalling and how water moves across the surface. Drainage matters outdoors in a way it never does in a garage. A slab that ponds water after a storm needs that addressed before a coating goes down, because standing water sitting on a joint is how exterior coatings fail.

  2. STEP 02

    2. Moisture testing where the slab warrants it

    Exterior slabs on grade sit directly on soil that holds water for weeks after a wet DFW spring. Where the slab shows darkening, efflorescence or previous coating failure, we test moisture vapor emission with a calcium chloride kit or an in-slab RH probe and spec a vapor barrier primer if the numbers require it.

  3. STEP 03

    3. Diamond grind or shot blast to profile

    Every exterior slab gets a mechanical profile. Broom-finished exterior concrete is usually shot blasted or ground to a CSP 3 or better, since the texture is deeper than a garage slab and the coating needs to key into clean concrete. Old sealers, cure and seal products and previous coatings all come off completely.

  4. STEP 04

    4. Crack, spall and joint treatment

    Cracks are chased open, blown clean and filled, rigid polymer for dormant cracks and flexible polyurea for cracks still moving with the clay. Spalls and pop-outs are patched with fast-set mortar and ground flush. Control joints are either honored through the finished coating or filled with a flexible filler, and we tell you which we recommend and why.

  5. STEP 05

    5. Prime, and add the vapor barrier if required

    The primer coat seals the porosity of exterior concrete and stops outgassing, which causes pinholing on a slab warming in the sun. If moisture testing called for it, a 100 percent solids epoxy vapor barrier primer goes down first and gets its own cure window before anything else.

  6. STEP 06

    6. Base coat and texture broadcast

    The pigmented base coat goes down and the traction layer is broadcast into it while it is wet. Depending on the surface that is vinyl flake, graded quartz sand or a cement-based overlay applied in a knockdown texture. This layer is where the floor gets its color, its texture and most of its wet slip resistance.

  7. STEP 07

    7. Scrape, vacuum and detail

    The set surface is scraped to knock down anything standing on edge and vacuumed clean. Edges, joints and the perimeter get hand detailed, because outdoors the edges are exactly where water tries to get under the film and where a rushed job shows first.

  8. STEP 08

    8. UV-stable aliphatic topcoat

    A clear aliphatic polyaspartic topcoat goes down with the traction additive you selected blended in. This is the coat that holds color through Texas summers and resists chlorine, salt, road grime and everything else the slab sees. High-traffic surfaces such as driveways get two.

  9. STEP 09

    9. Cure and return to service

    Foot traffic is fine in a few hours. Vehicles come back on a driveway at about 24 hours.
