Prosper Turf

Artificial turf in Prosper, where watering runs on three zones

Short answer

Prosper assigns watering days by zone rather than by address digit, which makes it structurally unlike every other city in this metro. It also requires an irrigation system permit with a sealed irrigator plan and no size threshold, which matters because most turf jobs modify irrigation. Work is quoted after a site measure.

Overview

Prosper is worth a separate page for one reason: its rules are built differently from its neighbours. If you have moved here from Plano or Dallas, the schedule you learned there does not transfer.

The three-zone watering system

Prosper divides the town into three zones and assigns days by zone. In winter, watering is once weekly: Zone I on Monday, Zone II on Wednesday, Zone III on Friday. In summer it moves to twice weekly: Zone I Monday and Thursday, Zone II Tuesday and Friday, Zone III Wednesday and Saturday. Foundation and tree watering is allowed Monday, Wednesday and Friday in all zones. Overseeding with cool season grasses is prohibited.

  • Winter, once weekly: Zone I Monday, Zone II Wednesday, Zone III Friday
  • Summer, twice weekly: Zone I Mon/Thu, Zone II Tue/Fri, Zone III Wed/Sat
  • Foundation and tree watering: Monday, Wednesday, Friday, all zones
  • Cool season overseeding: prohibited

The irrigation permit, which most turf jobs trigger

Prosper's Irrigation System Permit Submittal, revision 04/2025, requires a permit with no size threshold, and requires a plan sealed by a licensed irrigator under Texas Administrative Code 30 TAC 344.61. A reduced pressure zone assembly is required where there is a septic system or a well, and for quick-connect valves. The document also states that all required landscaping must be irrigated. If a turf installation caps or reworks zones, that is irrigation work and this is the process it runs through.

  • Permit required, no size threshold
  • Plan sealed by a licensed irrigator per 30 TAC 344.61
  • RPZ assembly required for septic, well and quick-connect valves

Turf rules

No general artificial turf provision was located in the three water and irrigation documents we read for Prosper. We did not check Prosper's zoning ordinance landscape article, so a turf provision there is unknown rather than absent. Confirm with the Town before planning a front yard. Plano, Frisco, McKinney, Richardson and Allen are North Texas Municipal Water District cities, and the district's standing limits are no more than two days per week from April 1 to October 31 and no more than one day per week from November 1 to March 31.

Why the permit changes the quote

A sealed irrigator plan is a real cost and a real timeline, and it is the difference between a quote that holds and one that moves. We raise it before quoting rather than after, and the installed total we give you reflects what the Town actually requires.

Frequently asked questions

Still stuck? Call (817) 809-9236 and talk to someone who does this every day.

Which watering zone am I in?

Prosper assigns zones geographically, so check your address against the Town's zone map. The day depends entirely on the zone, not on whether your address is even or odd, which is how most neighbouring cities do it.

Do I need a permit for turf in Prosper?

Turf itself is not the permit. Irrigation is. Prosper requires an irrigation system permit with no size threshold and a plan sealed by a licensed irrigator, so if the job caps or modifies zones, that process applies.

Does Prosper restrict artificial turf?

No general provision was located in the water and irrigation documents we read. We did not read the zoning landscape article, so confirm with the Town rather than treating this as settled.

Can I overseed with winter rye instead?

Prosper prohibits overseeding with cool season grasses. That is one of the reasons homeowners here raise turf for areas that look bare through winter.
