McKinney Turf

McKinney prohibits artificial turf in single-family front yards

Short answer

McKinney's Unified Development Code prohibits artificial turf in the front yard of single-family residential property. The City has enforced it: a 2025 Board of Adjustment appeal concerned turf already installed in a front yard. Back and side yard work is a different question. Any installation is quoted after a site measure.

Overview

This is the restriction most likely to catch a McKinney homeowner out, because it is enforced rather than theoretical. Before you plan a front yard, understand that the City has a code provision on the subject and a record of acting on it.

The provision, and how we know it is enforced

McKinney Code of Ordinances Chapter 150, Unified Development Code, Article 2 (Zoning Regulations), Section 206 (Development Standards), subsection A.3.a.VII prohibits artificial turf in the front yard of single-family residential properties. That description comes from the City's own Board of Adjustment record: File 25-2634, heard April 9, 2025, an appeal of the Building Official's decision on a violation of that section, in which the applicant asked to be allowed to keep turf already installed in a front yard. We cite the City's enforcement record rather than the code text because McKinney's code library is behind a bot check we did not attempt to defeat.

  • Citation: UDC Ch. 150, Art. 2, Sec. 206.A.3.a.VII
  • Source: City of McKinney Board of Adjustment File 25-2634, April 9, 2025
  • Section text itself unread, so the wording is described rather than quoted

Drought stages, with the City's own numbers

McKinney Ordinance No. 2024-04-023, adopted April 16, 2024, amended Chapter 110, Article VI, the Drought Contingency Plan. It sets water use reduction goals of 2 percent at Stage 1, an annual reduction of 5 percent at Stage 2, and an annual reduction of 30 percent at Stage 3. The ordinance also moved responsibility to the Public Works Director. These are reduction goals rather than storage triggers.

  • Stage 1 goal: 2 percent reduction
  • Stage 2 goal: 5 percent annual reduction
  • Stage 3 goal: 30 percent annual reduction

Watering days

McKinney's current days per week, its assignment method and its time-of-day restriction could not be verified from a primary source, because the City's outdoor water use pages and its watering day map were unreachable. Plano, Frisco, McKinney, Richardson and Allen are North Texas Municipal Water District cities, and the district's standing limits are no more than two days per week from April 1 to October 31 and no more than one day per week from November 1 to March 31. Treat the district baseline as the floor and confirm McKinney's own schedule with the City.

What this leaves you

Back yards, side yards, dog runs, play areas and putting greens are a different conversation from a front lawn. If the front yard is specifically what you wanted, the honest answer is to check with McKinney Planning before spending anything, and we will tell you the same thing on the phone.

Can I install artificial turf in my McKinney front yard?

The City's Unified Development Code prohibits artificial turf in single-family front yards, at Section 206.A.3.a.VII, and McKinney has enforced it through a Board of Adjustment appeal in April 2025. Confirm your own situation with McKinney Planning before planning a front yard installation.

What about my back yard?

The provision cited in the City's record addresses front yards. Back yards, side yards, dog runs and play areas are a separate question, and we are happy to quote those after a site measure.

Is there a variance process?

The April 2025 matter was an appeal to the Board of Adjustment, so a route exists to ask. Whether it succeeds is the Board's decision and not something a contractor can promise.

Is McKinney under watering restrictions?

McKinney is a North Texas Municipal Water District city, and the district's standing limits are two days per week from April 1 to October 31 and one day per week from November 1 to March 31. McKinney's own published schedule could not be verified from a primary source, so confirm it with the City.
