What to do when a garage floor coating is peeling
Short answer
What to do when a garage floor coating is peeling?
A peeling floor needs a cause assessment before another coating is applied. Photograph the failure, gather the original product and warranty information, and ask a contractor to inspect adhesion, contamination, moisture and slab condition. The repair may involve local preparation or wider removal; a topcoat alone is not a diagnosis.

Record the pattern before changing the floor
Take wide and close photos of the affected area. Note whether failure is under tires, near an edge, beside a crack or across the whole slab. Record when it began and whether water or chemicals were involved. Contact the original installer before disturbing material that may be relevant to a warranty review.
Ask what is failing
A visible flake can separate at different layers. The assessment should distinguish a surface wear problem from loss of adhesion below the system. Ask what testing supports the proposed repair and whether the remaining material is suitable to receive a new layer. The appearance alone does not prove that all epoxy is unsuitable or that a different topcoat will fix the cause.
Compare a patch with removal
A limited repair may leave a color or texture difference. Wider removal adds preparation, dust management and disposal to the job. Ask bidders to explain the boundary of sound material, treatment of cracks and joints, and what happens if more failure appears during preparation. These scope items matter more than comparing two unexplained per-foot prices.
- Identify the cause being addressed.
- State how much existing material will be removed.
- Include the proposed replacement system and surface preparation.
- Document appearance limitations and written warranty exclusions.
Plan access and care
Clear the work area according to the contractor’s instructions and plan for vehicles, shelves and stored items to remain out until released. Ask for cleaning and return-to-use instructions specific to the replacement system. A repair quote should state both the work duration and when the floor can carry its normal loads.
